Property details

A rare opportunity in this highly sought-after area, combining prime location, generous living space, and outstanding potential. Ideally located in the heart of Fondettes, this family home enjoys a privileged setting close to public transport (bus line 11), schools, sports facilities, and local shops. Tours train station is also easily accessible, with the station in Fondettes providing rail connections, while Tours city centre can be reached within approximately 25 minutes by car. The ground floor, renovated between 2022 and 2024, offers a bright and welcoming living area of approximately 35 sqm, featuring a lounge and dining room with dual exposure (north-east/south-west), allowing natural light throughout the day. A beautiful wood-burning fireplace with insert creates a warm and cosy atmosphere during the colder months while efficiently heating the house. This level also includes a separate kitchen, a ground-floor bedroom, and a shower room. Upstairs, the landing leads to 3 comfortable bedrooms, an extra room, an additional shower room, and separate WC facilities. The full basement is a major asset and includes a garage, utility room, wine cellar, and all technical equipment. Built in 1981, the property has benefited from significant upgrades designed to improve both comfort and energy efficiency, including reversible air conditioning, a heat pump, solar water heating, and photovoltaic panels. These installations provide near energy self-sufficiency for the house (including air conditioning) while also generating additional annual income of approximately €1,200 through the resale of surplus electricity under a contract valid until 2030. Set on a magnificent landscaped plot of approximately 1,600 sqm, enhanced by fruit trees, this property offers an ideal environment for family living.
