Property details

Just 1 hour 20 minutes from Toulouse and close to the Boutx-Le Mourtis ski resort, this 176 m² stone farmhouse dating from 1806 offers, on the ground floor, an apartment comprising a kitchen and two bedrooms. The two upper floors comprise a separate apartment with a living room, kitchen and four bedrooms.
A 40 m² barn and 200 m² of outbuildings further enhance this property, set within 3.1 hectares of meadows boasting panoramic views of the Pyrenees.

Set in an exceptionally green environment, this west-facing stone farmhouse dating from 1806 will appeal to lovers of nature, open spaces and authenticity.

The property is arranged around two independent living areas, offering a range of possibilities: a main residence with independent accommodation, a family home, a second home, or even a tourist accommodation project.

The various rooms and openings offer views over the surrounding meadows and the foothills of the Pyrenees.

On the ground floor, a 61 m² apartment, already renovated and fitted with double-glazed windows, provides a first living space comprising a large 27 m² kitchen/dining room, two bedrooms (10 and 13 m²), and a bathroom with WC and walk-in shower.

Accessed via an external staircase on the south-facing façade, the main accommodation is arranged over two floors.

The entrance is through a three-panel French door opening into a pleasant 33 m² living room, featuring an impressive fireplace that adds character to the space and creates a welcoming atmosphere.

To the left is a 6 m² kitchen. To the right, a large hallway leads to the bedroom area, comprising two bedrooms (9 and 12 m²), a 5 m² bathroom and a separate WC, as well as the staircase leading to the upper floor.

Under the roof slopes, two large bedrooms of 20 and 22 m² complete the sleeping accommodation and offer particularly attractive volumes for a family home or second home project.

The slate roof is in good condition and the external walls are built of stone. All interior walls are lined with plasterboard. Hot water is provided by an electric water heater.

Renovation work is nevertheless to be expected, particularly to the windows and doors, heating system and wastewater system.

A rare and valuable opportunity: although the barn and outbuildings are located in a protected natural area, they benefit from exceptional planning permission for renovation and a change of use.

A great opportunity for lovers of period stone and generous living spaces, looking for a character property offering an exceptional setting, substantial outbuilding space and considerable potential, all set in the heart of the Pyrenees, close to the Mourtis ski resort and its year-round outdoor activities.
